The Role Of The Insurance Intermediary in South Africa

Car insurance remains, for many, a ‘grudge purchase’, and difficult economic times have resulted in this sentiment becoming increasingly entrenched amongst South African consumers. Attitudes towards short term insurance intermediaries have, furthermore, not always been positive, with many questioning the value these advisors add.

Prevailing economic conditions have brought the affordability of insurance cover into question for many South Africans. The reduction in disposable income currently being experienced by many households has resulted in consumers deeming their insurance premiums unaffordable and either cancelling their policies or defaulting on payments.

Financial advisors and insurance intermediaries are fully aware of the need to gather all relevant information in terms of the client’s personal and financial circumstances. Working within the financial parameters applicable to each client is something that professional intermediaries are trained to do. Advising clients on affordability is therefore an important aspect of the service offering they provide.

Insurance products purchased directly from insurers, although perceived as both convenient and cost-effective due to the absence of a ‘middle man’, do not always offer comprehensive information in terms of product options and policy structures. A consumer’s ability to make informed insurance purchase decisions is therefore hampered to some extent when buying ‘direct’. Critical information, such as hidden costs in terms of excesses, insured amounts and exclusions (excess charges on a claim, for example, may cost more than an entire year’s insurance premiums) is often not shared.

Another important, and often money-saving, benefit associated with obtaining professional help is that of the support provided in the event of a claim. Intermediaries act as an invaluable ‘go-between’ during the claims process.

It is, however, important that consumers utilise the services of professional financial and insurance intermediaries. The Financial Services Board (FSB) has introduced a number of pre-requisites aimed at ensuring the soundness of the financial services industry in the public interest. These include being suitably qualified, having exemplary records in terms of credit-worthiness and ethical conduct, as well as sufficient operational capacity to provide clients with a professional service. It is therefore important that associated services are derived from FSB registered suppliers.

An affiliation with professional bodies such as the Financial Intermediaries Association (FIA) is also advisable as these institutions are committed to maintaining professionalism within the financial and intermediary sectors.

Using the same components that professional musicians do on stage, Shure E4c Sound Isolating Earphones use tuned port technology and high-definition drivers so that you have ultra wide frequency, incredible high notes and amazing bass.

You’ll have to take a little bit of time to learn how to use Shure E4c Sound Isolating Earphones, but it’s worth the effort. They need careful insertion for the best sound quality. You can’t really take them out quickly, either, and you have to do so very carefully. They seat very securely in your ear, so you’ll have to remove them carefully. If you don’t, and try to do so quickly, you’ll get a “sucking effect” when you take them out that might be uncomfortable for you.

Shure E4c Sound Isolating Earphones are very good at isolating outside sounds, so good that you shouldn’t use them in situations where you’re going to have to hear outside sounds. Don’t drive or jog with them, and don’t use them when you have to hear what’s going on around you.

Do You Qualify for Financial College Aid

It’s fact that college is expensive, and in times of economical crisis when money is just not there, or tight, many students think about getting affordable student loans to cover the balance of tuition and living expenditures. Financial college aid exists primarily to assist college students in meeting their financial goals and challenges. Demands placed on students by the prospect of attending and staying in college are met year after year by the aid. Attending college is by no means cheap; especially considering the cost of tuition and lab fees, books, parking, etc. Different college financial aid forms are available to minimize these costs.

In the counselor’s office of most high schools, students can learn about what kinds of financial aid programs are available. Public libraries also posses this kind of information. Going online is as well a good source for information about securing funding for college.

Financial aid for college has something around thirty five billion dollars yearly to help students. There are in fact only few students who do not qualify for to get student education loans or the other, but most do. Basically, these schemes never ask for more than the presence of a financial need, a diploma or certificate from a high school, United States citizenship or enrolment in a valid degree program for foreign students, plus a social security number.

Mostly, there are work-study programs, loans, grants and scholarships types of college financial aid. At the end of their degree program, one always has to pay back loans or financial aid for work-study programs one way or other, so many now rather have grants or scholarships. Grants and scholarships are sponsored by academic bodies and the government alike. Oftentimes acquisition and maintenance of the options on affordable student education loans, specified for an academic year or a semester, are covered by guidelines. When you leave college, one good thing is, that you may have some grace periods before you need to start repayments to your student education loans.

Buying Beach Front Properties

Ever wondered why it is that people seem to be head over heels in love with beach front properties ?

Is it the enticing idea of being able to endlessly enjoy the sun, sand and surf ? Is it because they will be able to gaze at the vast expanse of bluish green waters without a care in the world ?

While those may be true in some cases, a few savvy investors love beach from properties of all kind – homes, condos and just about anything else – for one and only one reason – profits.

While everyone and their neighbors are enamored at the prospect of living in a plush beachfront home on a heart-breakingly beautiful beach in some fabulous place on the planet, these people are head over heels in love with the idea of selling such properties to others – for a hefty profit, of course.

And why not ? Beach front properties the world over with hardly any exceptions – be it on some gorgeous condo on a Pacific Island or a beachfront home in Florida – can be really good investments indeed. Especially if you are looking to sell them for a profit fast.

But like everything else in life, if you are just starting out then you’d better do your home work before buying any property. Real estate investing is both an art and science, and rash, emotional decisions should have no part to play.

Some properties appreciate in value a lot faster than others, and some are great for generating a steady, dependable monthly income. And depending on the economic situation, some classes of properties do a lot better than others.

So before you set out on buying properties, you may want to decide on the niche you want to serve, and then go about building a real estate business.

A magazine subscription is a great gift idea for your loved ones

A magazine subscription is a great way to get your favorite periodical on a regular basis. Nowadays it is possible to buy journals and newspapers online. Doing so will help the customer to get their magazine right after it has been published. Journals can be very nice presents, and most vendors offer special gift subscriptions. If you are interested in German newspapers and magazines, the following site reviews some important online vendors of gift subscriptions: Zeitschrift Celebrity Geschenkabo.

What are the advantages of subscribing to your favorite journal instead of buying it each time it is published, and what are some special rules for ordering German magazine subscriptions?

There are vendors who offer subscriptions without minimum duration. These can be cancelled at any time or can be switched over to another journal title. However these non minimum duration subscriptions do not come with valuable bonuses. The subscriptions normally come with some very nice gifts. You can get valuable gifts like money, gift vouchers or electronic devices. These benefits are often worth several months of the subscription rate. You can simply choose your favorite magazine – for example this one: Zeitschrift ct Magazin Geschenkabo – and buy it online instantly. Virtually any newspaper or journal can be ordered on the internet. So everybody should be able to find their favorite one quickly and easily.

A magazine subscription without minimum duration can be used as a present itself. If you have chosen the wrong periodical and the presentee does not like the specific journal you can cancel the subscription or switch over to another one. Most online sellers of periodicals offer special gift subscriptions. These are a very good idea for everybody who is looking for a nice birthday or wedding present. It is important to know that the bonuses coming with a new subscription normally cannot be taken by the new customers themselves but by the person who recommended the new customer. So it is useful to order the new subscription together with a friend or family member. One plays the role of the new subscriber and the other one gets the benefit.

RentinNerja Changes Name To RentIn-Nerja

As the SEO specialist for the RentIn Group I am responsible for the smooth operation of Search Engine Marketing and natural rankings within the search engines !  Under normal circumstances the development of the Apartment Rentals / Villa Rentals sites for locations across Spain is generally business as usual, yet the original Nerja site needs a slight name change to fit in with the other websites representing areas such as Mijas, Marbella and Javea.

Now this is a worrying time!  The transfer of content etc is not the problem, its keeping the visitor traffic from the search engines coming to the site which presents the problem when changing domain names.  Why? . . . because all of the links already listed by Google are all pointing to the old domain name, which provides the “authority” count for Google as part of its valuation on how important the site is compared to every other site on the same subject.  So the question for me is how do I go about transferring all of this good ‘authority’ indexed by Google – over to the new domain and avoid loosing our position within Googles Search Results.

Clearly there’s a lot of links within Blogs, reviews and forums where folk have referenced the Nerja Villa Rentals web site and there’s very little chance of getting those links changed, so we run the risk of losing the “link juice” from most of them.  Thankfully we are holding onto the original domain and and there’s what is called a permanent redirect (code 301) that we can set on the original domains server which informs the search engines, when they follow the original links to the original site, that there is a new location for the content of the page and this new location for the Nerja Villa Rentals will be updated over time within the search engines and the transfer of most of the “authority” value of a site should move over to the new domain.

Google’s Matt Cutts mentioned in his blog that its a good idea to leave up the 301 redirections on the old domain for at least 18months…   clearly because there’s not guarantee that Google will cover the whole of the inbound links/web pages of a sight within a shorter period of time.  Of course, this means continuing to pay the domain and hosting fees of the old domain along with the new domain.  However, under the circumstances and the importance of maintaining a decent position within Google for Nerja Accommodation Rental then we have no other option.

The Future of Demolition

Introduction

The definition of the word ‘demolish’ is deliberate and controlled collapse of a structure. In the late 1970′s Fred Dibnah became the most famous steeplejack in Britain when his work on demolishing tall chimneys without the need for explosives was shown on Television. Fred was an authority on repairing tall chimneys, so when it came to taking them down he knew just how to do it. He would cut an alcove at the base of the chimney, and then place wooden props to support the structure. By carefully positioning the props, the chimney would collapse in the right direction when the wood was set alight and burned away. Once he was nearly crushed when he miscalculated demonstrating how dangerous demolition work is.

The actual word to demolish only came into being in 1570, and was used after that to mean the deliberate taking down or destroying of a building or structure. Although in fact the process of demolition in some form or other has been occurring for thousands of years. Buildings have been destroyed either by natural disturbances of the Earth’s crust or during battles or attacks on communities for as long as there have been structures. The remaining ruins would be removed and rebuilt or used for other buildings nearby and must be the first examples of recycling.

Preserving the past – preparing the future.

To preserve Britain’s history of agriculture the land between built up areas of the villages and towns is protected from growth of urban sprawl. This land is known as Green Belt and is preserved for farming which is vital to the continuing economy of the country. By containing the Green Belt, urban areas are squeezed to provide housing, so developers have to be more creative to find suitable sites.

Britain is a country with a very dense population per square mile. The amount of land available for construction is limited compared to other countries. Therefore there is always a high demand for space on which to build. Taking down old and unused buildings and replacing them with new is one way to counteract this shortage.

Land that may be disused industrial and commercial sites, but could be contaminated with hazardous waste or pollution, are called Brownfield sites. Once the land has been cleaned up they are potentially valuable for redevelopment. Both Glasgow and South Wales created gardens out of old industrial sites and put in Shopping centres to attract visitors.

Greyfield sites are distinct from Brownfield sites in that they do not have the environmental concerns of toxic waste. The term greyfield comes from the large areas of asphalt which had once been car parks of commercial urban properties. Their value is in the fact that the infrastructure such as roads, electricity, water, sewage, and gas is already in place. These urban areas are underutilised or abandoned and are valuable because require very little remedial work to be utilised. Cities such as Leeds and Manchester have had a massive programme of converting the old warehouses or factories into apartments, shops and restaurants, retaining the original shell and refurbishing the interior into valuable accommodation.

The Demolition process

When a structure is marked for demolition there are many facts to be considered.

• The construction and size of the building.
• What items are valuable for re-use?
• How will the old site be re-used?
• How is the waste to be disposed of?
• Electricity water, sewage and gas mains.

Hydraulic excavators and bulldozers can be used to undermine the walls at the base, so that the structure will topple; at the same time controlling the manner and direction of the fall. Safety issues are paramount, and clean-up strategies are also taken into account when choosing how the building will be demolished.

Traditional Demolition

Once all the services were disconnected, the men and machinery would go in and just knock down the walls. The whole structure would collapse and the resulting wreckage would be piled onto lorries and disposed of in landfill sites. Concrete foundation would be broken up by pneumatic drills and the site would be cleared of rubbish. However today demolition practices are subject to strict planning, safety and monitoring regulations and are highly controlled by the local authority.

Deconstruction and Recycling

The new approach to demolishing buildings is known as deconstruction – a green approach. Landfill sites are in short supply so the aim when demolishing a building is to minimise the amount of waste remaining.

Small structures such as two or three storey houses can be dismantled quite easily. The work may be a painstaking task of dismantling by hand – brick by brick – or beam by beam but by going carefully costly materials are preserved for re-use. The value of deconstruction is that 90% or more of waste is saved from going into landfill sites and reclaimed materials can be re-used and recycled for future buildings. The farmer opposite my house sold his barns in the farm yard for housing; when the builder demolished the barns he cleaned up the bricks and reused them for the wall around the farmhouse thus retaining the character of the farm.

Modern techniques and machinery allows demolition companies to efficiently segregate waste types on or off-site. Construction materials are recycled and re-used whenever possible in the new structure making significant savings in project costs as well as being good for the environment.

Concrete can now be rapidly broken up with a new machine called a guillotine. Instead of rubble being taken to a landfill site for discarding it is crushed and used as sub-base material called 6f2 crushed stone or 6f2 crushed material, which is then used for the foundations of the new building, or sent to other construction sites.

Copper pipes, lead, roof tiles or slates, floor tiles, wiring and doors, and wood panelling are valuable objects that are saved for recycling and re-use. Many specialist firms sell reclaimed old or antique building items in most towns and cities.

Tall Buildings

Tower blocks and chimneys are the type of tall buildings that may need to be demolished. The demolition of tall buildings necessitates skilled techniques. The tallest building to be demolished lawfully was in 1967/8 of the Singer Building in New York. The collapse of the World Trade Centre after the 9/11 attack in 2001 illustrates the terrible devastation that occurs if the demolition is uncontrolled and haphazard.

In the demolishing of tall buildings and large structures a wrecking ball on a crane can be used, but is rarely practiced because the swinging ball is rather uncontrollable. The proximity of other buildings is a determining factor which prevents the use of explosives to implode a tall structure. So ‘High Reach’ demolition excavators are used where other methods are not possible to demolish the top part of a tall building. Once it is down to a manageable height demolition can continue in the usual way. The various methods of demolishing tall buildings are by implosion using explosives, controlled collapse and piecemeal. To control the dust produced in demolition, water hoses and spray equipment are sometimes used and then it is called a wet demolition.

Explosions

The use of explosives in demolition is very specialist work and getting it wrong would be devastating. If for instance there is atmospheric pressure from low cloud above the implosion site, the shockwave may spread outwards instead of upwards causing the wave of energy and sound to break windows. If an implosion is not prepared correctly the danger may be damage to surrounding buildings where flying debris may cause injury to spectators.

For many people when they think about demolition they may have in mind the use of explosives in the dramatic collapse of a tall building. This process is actually called implosion using explosives. Implosion is essential for dense urban areas as it brings down a tall building so that the surrounding environment is damaged as little as possible. The collapse takes only seconds for the building to fall into its own footprint.

Because of the risks of working with explosives they will only be used when other methods are too costly or impractical. Where there is a partial collapse of a building and there are still primed explosives that failed to go off, workers are in great danger because the remaining structure is highly unstable. At the same time the demolition has to continue to secure the safety of the site.

Health and Safety

The work of demolition is a much more technical and complicated process than most people would appreciate. The job is highly dangerous and requires experienced and skilled operators to carry out the work. It is essential that personnel working in the industry are thoroughly trained. Health and safety awareness is crucial in demolition services so it is advisable for operatives to have gained a Certificate of Competence in Demolition to ensure safety for both workers and public alike. All demolition work is regulated by the Construction, Design and Management Regulations.

Sequence of Demolition

An incorrect sequence of dismantling will result in accidental collapse of a building because the stability of any structure is reliant on the interdependence of its component parts. Think of a house of cards and what happens if one of the supporting cards is removed.

There is a strict sequence of events before any demolition can take place. Councils throughout the country will have their own specific list for planning approval in their area, but a typical order would be as follows:-

• Provision of Information
Information must be provided about the construction of the structure to be demolished. Details of its previous use and the appropriate demolition methods to be used, including disposal of hazardous substances, have to be submitted by the demolition company.

• Survey of Demolition
A thorough survey of the site to identify any structural problems, as well as risks associated with hazardous or flammable substances, will need to be discussed in detail with the authorities. (E.g. A disused garage where petrol has been stored is a potential fire hazard so preventative measures will need to be taken).

• Preferred and Safe Method of Work
A reputable demolition company will be able to select the appropriate method of disposal showing the outline dismantling process. Planning is essential for vigilant monitoring. The authorities will require a detailed statement of the safety procedures to used, and all parties involved need to agree the methods before any demolition can take place.

• Preparation and Planning
Issues such as asbestos abatement, rodent baiting, dealing with hazardous substances, disconnecting utilities, and making safe any electric, gas or other services have to be shown in the planning stage. There is a lot of preparation to be done before even starting work on demolishing the building itself.

• Protection of the Public
Safety cannot be compromised so where there are heavily populated areas around the demolition site the protection of the public is paramount. Any health hazards will need to be assessed and temporary services arranged, and people inconvenienced will have to be informed.

These are just some of the items that go into the building demolition process and a competent demolition contractor will have the expertise to put everything in place to obtain the necessary planning approval.

Conclusion

The aim in demolition is to eliminate an unwanted structure as safely and quickly as possible and in our modern environment efforts are made to recycle or re-use most of the old material. This is not a new idea although the word itself is relatively modern. On the borders between England and Scotland after the Romans left, a large part of Hadrian’s Wall was hauled away and use was made of the beautifully dressed stone to construct the new buildings in the towns and villages nearby and some are still standing today.

Demolition work by its nature is a very dangerous business and demolishing any building is a complex and skilled process. Next time you see demolition work occurring on a building give a thought to the people who work in a dangerous situation daily and how much is involved in the meticulous planning, regulations compliance, care and skill that goes on to carrying out the project to clear the way for our future.

Jack Vettriano had to wait for Artistic Success

Artist Jack Vettriano (birth name Jack Hoggan) was born in Fife, Scotland in 1951. But unlike many gifted artists who start painting while very young, Vettriano only began teaching himself to paint after a girlfriend gave him a set of watercolor paints for his 21st birthday.

In 1989, at the age of 38, he felt ready to show his paintings in public and submitted two works to the Royal Scottish Academy’s annual exhibition. Both were accepted and sold immediately, after which the artist was approached by several galleries keen to sell his work..

In 2004 The Singing Butler, Vettriano’s best known painting, was sold at Sotheby’s for close to £750,000. In the same year he was awarded an OBE for Services to the Visual Arts.

Although his work is often dismissed by art critics as lacking imagination, Vettriano is one of the most commercially successful living artists. While his original paintings regularly fetch six figure prices, it is believed he makes more from the sale of reproductions.

And that’s fortunate for art enthusiasts who enjoy his work as Jack Vettriano Prints are now readily available and affordable for those who can’t pay huge amounts of cash for originals.

Thanks to modern technology and advances in digital printing, it’s now possible to produce art reproductions at budget prices. The quality of fine art prints has simultaneously improved. Advanced inkjet printers using a broad array of inks can bring out vivid, pure colors, exceptional detail and subtle tones previously only manageable with the most expensive of machinery.

This means the normal person now has access to Vettriano posters and fine art prints reproduced from his original artwork. Reproductions are made on archival quality materials and often include stretched canvas prints, giving an even more authentic appearance.

When choosing a fine art print, one has various framing alternatives available that allow one to stamp the artwork with individual taste, ensuring a measure of originality.

Selecting a frame that complements not only the print but also the interior design space will add hugely to one’s enjoyment of the artwork. Unless you’re very daring, it’s safest to keep it simple – contemporary frames with contemporary art, and so on.

Using established interior design rules allied with tasteful selection of the artist’s framed prints, it’s now quite feasible to decorate your home or corporate walls to look like a personalized art gallery – without breaking the bank.

Dolphins

Dolphins are marine mammals that are closely related to whales and porpoises.  They are considered to be amongst the most intelligent of animals and their often friendly appearance and seemingly playful attitude have made them popular in human culture.  They are often regarded as one of Earth’s most intelligent animals, though it is hard to say just how intelligent dolphins are, as comparisons of species’ relative intelligence are complicated by differences in sensory apparatus, response modes, and nature of cognition.

Dolphins are social, living in pods (also called “schools”) of up to a dozen individuals.  They are known to have sex for reasons other than reproduction, sometimes also engaging in acts of a homosexual nature.  They are capable of making a broad range of sounds using nasal airsacs located just below the blowhole. They are sound oriented in that they constantly scan their surrounding with bursts of sound. Dolphin echolocation clicks are amongst the loudest sounds made by animals in the sea.  They have demonstrated a wide range of sounds and are believed to have a unique ‘language’ of their own. They are conscious breathers, this means that they have to be awake or semi-conscious to breathe or else they will drown.

Dolphins are mammals, not fish, which means that, like humans, they are warm-blooded, breathe air and give birth to live young whom they feed with milk. Dolphins mate in spring and early summer with the gestation lasting from 10 to 12 months. They are well known for their exceptional learning abilities in captivity, and the songs of whales have been shown to be culturally influenced. They are capable of imitation and memorization; they demonstrate foresight, learn from observation, communicate experience, solve complex problems, perform elaborate tasks, and learn multiple procedures simultaneously.

Golfing In The USA

Golf has been a long time sport of many in the United States. There are many different beautiful golf courses that you can be a part of, and you could spend your life traveling through all of the states and enjoying each and every golf course.

The famous ones, such as the Pebble Beach golf course, allow you to golf alongside some of the best golfers in the world. You might get to see a tournament, and you might get to play a round of golf knowing that there are professionals a couple of holes ahead of you.

The most amazing thing about the sport of golf in this United States is that no matter which state you are in you can golf in a place that is completely different and beautiful. Golfing alongside deer and nature in wooded golf courses in states like Virginia and Vermont gives you a chance to come to grips with nature and to explore the beauty of being alone in the woods with your golf club and your ball. However, golfing near the ocean, in course in Oregon, Florida, or California, as well as any other bordering state, gives you a chance to be in a fresh and amazing environment, where you can look out on great expanses of beauty and commune with the ocean in that way. If neither of these seems like it might interest you, try the golf courses in the Midwest states.
